Beyond the Welcome Mat: The Top 5 Things to Do After Closing on Your New Home

Closing on your new home is a momentous occasion, a thrilling culmination of hard work, patience, and a whole lot of paperwork. But amidst the celebration and popping of champagne, it's easy to forget that the real work starts now!  Before you settle in and start decorating, there are some crucial tasks you should prioritize to ensure a smooth transition and protect your investment.

Here are the top 5 things to do after you close on your home:

1. Secure Your Sanctuary:

* Change the Locks: This is non-negotiable. You have no idea who has keys to your new home, from previous owners to contractors or even realtors.  Changing the locks (or re-keying them) is the first step to ensuring your safety and peace of mind.  Consider upgrading to smart locks for added convenience and security.

* Check Smoke & CO Detectors: Ensure all smoke and carbon monoxide detectors are functioning properly. Replace batteries if needed, or better yet, install new detectors altogether for optimal protection. This is a small investment that can make a huge difference in your safety.

* Deep Clean or Sanitize: While the previous owners may have tidied up, it's always best to give your new home a thorough cleaning.  Focus on key areas like bathrooms and kitchens.  Consider hiring professional cleaners for a deep clean before you unpack and settle in.

2.  Take Care of the Essentials:

* Apply for Tax Exemptions:  Research and apply for any property tax exemptions you're eligible for, such as homestead exemptions. This can significantly reduce your property tax burden.

* Set Up Utilities:  Immediately contact utility companies to transfer services (electricity, gas, water, internet, trash collection) to your name.  Schedule connection dates to avoid any interruption in service.

3.  Financial Fine-Tuning:

* Request Bi-Weekly Mortgage Payments:  Switching to bi-weekly mortgage payments can help you pay off your mortgage faster and save on interest in the long run.  Check with your lender to see if this is an option.

* Shop for Homeowners Insurance:  While you likely secured insurance before closing, it's wise to shop around annually to ensure you're getting the best rate.  Setting a yearly reminder will help you stay on top of this.

4.  Inspect and Maintain:

* Get an HVAC Check-Up:  Schedule an inspection and maintenance service for your heating and cooling system.  Replacing filters and ensuring everything is running smoothly can prevent costly repairs down the road.

* Inspect for Potential Issues:  Carefully examine the property for any signs of damage or needed repairs that might not have been apparent during the initial walkthrough.  Address these issues promptly to prevent them from escalating.

5.  Personalize and Protect:

* Change Toilet Seats: This is a simple yet often overlooked task. Replacing toilet seats is a quick and inexpensive way to personalize your new bathroom and ensure cleanliness.

* Start a Home Maintenance Fund:  Set up a dedicated savings account for future home repairs and maintenance.  Being financially prepared will alleviate stress when unexpected expenses arise.

Moving into a new home is an exciting chapter. By prioritizing these essential tasks after closing, you'll not only ensure a smooth and comfortable transition but also protect your investment for years to come.  So, grab your to-do list, roll up your sleeves, and get ready to make your new house a home!
